Just over a year ago, Weingarten acquired Baybrook Gateway, a premier shopping center of 240,537 square feet, located at 1001 Bay Area Blvd in Webster, Texas.
Since the acquisition, Weingarten has completed significant property improvements, which include a fresh coat of paint, landscape upgrades, and two new pylon signs. Weingarten’s Senior Leasing Director, John Wise, also leased three significant spaces in the shopping center.
When asked about the center, John Wise said, “We are very proud of the progress we have made and the value we have been able to add to this well positioned shopping center since acquiring it a year ago.”
The shopping center boasts some of the region’s top-performing retailers in their chains and is anchored by Michaels, Barnes & Noble, Ashley Furniture, and Cost Plus World Market. The center sits in one of the top retail submarkets in Houston and neighbors Baybrook Mall, one of the top-performing malls in the Houston MSA.
The center’s demographics include 85,109 people within a three-mile radius and an average household income of $79,434, with nearly 50% of the residents having college degrees. Also within a three-mile radius are several major employers, including the Johnson Space Center, Clear Lake Medical Center, and Bay Area Regional Medical Center.
The center has daily exposure to nearly 220,000 vehicles at the intersection of I-45 & Bay Area Blvd, currently undergoing a major realignment. The reconstruction will turn the current northbound-only frontage road into a two-way frontage road, allowing traffic on Bay Area Blvd two additional access points into Baybrook Gateway. This renovation will make shopping at the center more appealing and convenient.
